TV Mounting in a New Build Home

Yes — we mount TVs in new-build homes and apartments regularly. Metal C-studs, dry-lined walls, and fire-rated partitions each need the right approach. We use warranty-safe methods and seal fire-rated penetrations where needed. Part of our full TV wall mounting service across London.

The Challenge

Why New Builds Need Specialist Fixings

Modern construction uses different materials than older homes. The right method depends on what's behind your wall.

Metal C-studs, not timber

Modern new-builds use cold-rolled metal studs. A standard wood-screw won't hold — you need self-drilling screws designed for thin gauge steel, or heavy-duty toggle bolts.

Dry-lining over a cavity

Many new-build walls are plasterboard on battens with an air gap behind. Behind that is often concrete, blockwork, or another stud wall. We detect the construction before drilling.

Fire-rated partition walls

Internal walls in new-build apartments are often fire-rated. We seal fixings with intumescent filler where needed to keep the fire barrier intact.

Our Method

How We Handle New Builds

Multi-Mode Stud Detection

Professional stud finders with metal, AC and deep-scan modes — so we find metal studs, pipes, and electrical cables before drilling anything.

Warranty-Safe Fixings

Self-drilling metal-stud screws, toggle bolts, and cavity anchors — all chosen to hold the TV securely without compromising the wall structure or your warranty.

Fire-Rated Wall Care

Intumescent filler on fixings where we've drilled into a fire-rated wall. Helps maintain the fire barrier — formal compliance for your specific building remains your or your managing agent's responsibility to confirm.

New-Build Familiar

We regularly work in new-build apartments and homes from the major UK developers, and we know what to expect on handover wall types.

Common Questions

New Build TV Mounting FAQ

Can you mount a TV in a new build home with metal studs?

Yes — new-build metal-stud TV mounting is a regular job for us. Modern new-builds use metal C-studs rather than timber. We locate them with a professional multi-mode stud finder and mount directly into the metal stud using self-drilling screws rated to the TV's loaded weight. The result is secure once the stud spec and bracket are matched against the TV.

Will mounting a TV affect my NHBC warranty?

Standard TV mounting is non-structural interior work and most NHBC warranties allow it, but warranty terms vary by developer and clauses change over time. Please check your specific NHBC document and developer handover pack for any restrictions before booking. Our method avoids structural elements, pipework, and electrical runs.

What's different about new build walls compared to older homes?

Three main differences: (1) walls are thinner — typically 75mm vs 100mm+ in older homes; (2) studs are metal C-section, not timber, so you need a different fixing approach; (3) many internal walls are dry-lined — plasterboard over a timber or metal frame, with no solid backing. We carry the right fixings for all three.

Can you drill into a fire-rated wall?

Fire-rated walls in apartments and flats can usually be drilled for TV mounting when the penetrations are sealed correctly with intumescent filler. We identify likely fire-rated walls on the day and seal fixings to help maintain the fire barrier — the formal compliance of any work in your specific building remains your or your managing agent's responsibility to confirm.

I'm in a Help-to-Buy apartment — any extra considerations?

The Help-to-Buy scheme itself doesn't add specific restrictions, but most new-build apartments are leasehold. Please check your lease for any clauses on wall alterations and ask your managing agent if anything is unclear before booking — some leases require written consent for any drilling.

How much does new-build TV mounting cost?

New-build TV mounting starts from £100. Most new-builds are dot-and-dab or stud-and-plasterboard so jobs land in our Standard tier (from £150). We use the correct cavity fixings for both. See /pricing.
